Salary Grade: $74,363 to $104,117 DOE
Reports To: Chief Operating Officer of Colville Gaming LLC

The Facilities Superintendent oversees and directs all maintenance activities of the Colville Gaming, LLC to ensure buildings, other land improvements, and associated systems operate properly and efficiently. The Facilities Superintendent will be required to travel from business to business to ensure all facets of the facilities are fully-functioning and maintained in a timely manner. The Facilities Superintendent will ensure that a suitable property management system is established and utilized so preventative maintenance tasks are completed in a timely fashion. The Facilities Superintendent is also responsible for coordinating with contractors on new construction, expansions, renovations, and other maintenance projects.

Essential Functions:

• Under the direction of COO of Gaming and CEO of CTFC, this position is responsible for all maintenance activities of identified buildings and land improvements and their associated systems.
• Functions as the Contracting Officer with contractors, vendors on new construction, expansions, renovations, and maintenance projects.
• Evaluates and establishes short and long-term capital improvement plans and assists in the development of operating budgets and forecasts.
• Establishes and maintains a suitable property management system that supports all facilities and tracks all work orders, maintenance activities, and preventative maintenance items.
• Develops and reviews analyses of activities, costs, operations and forecast data to determine progress toward stated goals and objectives.
• Provides support and leadership with onsite maintenance personnel to identify, troubleshoot and resolve repair and maintenance needs.
• Establishes a comprehensive inventory management system that tracks the acquisition, issuance, return and disposal of company equipment.
• Provides training and development of facility personnel.
• Provides meaningful and timely progress reports to the COO and CEO.
• Ensures compliance with all facility related functions.
• Works with local municipalities on utility and compliance issues.
• Ensures ordering of materials is in accordance with internal purchasing controls.
• Operates and maintains office equipment, including but not limited to: computer, programmable telephone system, programmable fax, and multi-use photocopier.
• Other duties and special projects as assigned.

Knowledge and Abilities:

• Bachelor’s degree in engineering, construction management or closely related field; OR
• Ten (10) years of experience as a Superintendent or equivalent position for a large organization that includes extensive industrial maintenance and project management experience.
• Minimum five (5) years hotel maintenance, commercial HVAC, plumbing and electrical knowledge preferred.
• Must have a firm understanding of complex math concepts such as fractions, percentages, ratios, circumference, probability, statistics, measurement, geometry, area, and other math areas to satisfactorily perform job function.
• Ability to use and understand property management systems.
• Ability to maintain effective working relationships with public officials, department heads, associates and the public.
• Skill in effectively communicating information through verbal and written correspondence. This will require creative utilization of multiple forms of communication via, email, memos, phone, meetings, etc. to fulfill the objectives of the position.
• Skill in solving practical problems and dealing with situations where only limited standardization exists.
• Excellent organizational, communication, and leadership skills.
• Ability to analyze data from multiple information ports by comparing and contrasting data to draw a conclusion or to identify trends.
• Skill in prioritizing workflow to demonstrate the most efficient route, juggling multiple deadlines and time management.
• Computer literate with Moderate Proficiency in Windows based programs.
• Must possess a current valid Washington State driver’s license.
• Must possess a current and valid Tribal Gaming License, which requires an extensive criminal history and background inquiry.
• Must be able to work variable hours including days, evenings, and weekends.

Physical Demands:
